Many investors buy properties using a 70% formula that will guarantee that you struggle to find deals, make less profit, and you succeed in slow motion!
Two years ago I bought a house valued at $95,000 from a national investor franchise. They passed on the deal because “the numbers didn’t fit the 70% formula”. And they were right, the numbers did not make sense. But I bought the house anyway by taking over the mortgage Subject To, because there was only 5 1/2 years remaining on the mortgage!
